If you are a homeowner looking to sell your home, you probably know that it can be quite challenging and stressful; let alone emotional. If you want to attract many buyers to your open houses, it is best to either hire a home stager with experience or arrange the home in such a manner as to emit the right emotions from prospective buyers. Home staging has been used by many realtors to get a home off the market faster and you can do that too. It drives more buyers to your home, giving them a picture perfect view of how the home might look if they were to purchase it. A buyer will fall in love with the prospect of living in a well-kept and well-arranged home.

The Effect

You want to produce that “wow effect.” As long as you carefully plan your home staging, you will be successful in getting the right buyer. You have only a small window of opportunity to impress buyers. If your home lacks the right appeal, it can seem undervalued and might linger on the market for too long. However, on the other hand, if you create appeal, so many buyers will fall in love immediately so that you have to turn down some of the offers.

The Potential Buyer

Many homeowners have become aware of home staging, its concept and its effect. Most of them realize the true worth of this idea and to have the edge over other homeowners that have their homes on the market, home staging is a plus. Moreover, it is the most cost effective way to sell a home on the market these days. Bringing potential buyers to a home that is well staged is easier than the opposite. If you watch home design shows on television, you will get an idea of what this means. You must make your home ready to be seen. You don’t want to show a cluttered home to buyers. You also don’t want to have your family portrait plastered all over the walls in your home. That doesn’t give a good picture to the potential buyer of why they would want to live in that home.

Prepare Your Home for Sale

To prepare your home for an open house and staging, you have to first de-clutter your home. Next, you have to de-personalize it by arranging the furniture to create an inviting space that is warm and has pizzazz. A clean, inviting and organized home is more appealing to a potential buyer. If the home is well staged, it will look distinguished and more consequential to the buyer. You will receive top dollar for your home; meaning that there will be less negotiation and a quicker sale. Tuesday Design Tip: Life cycle of a Room

I was with a client the other day. She said that her kitchen was just recently remodeled  in the 1990s.

I had to break it to her that it was 20 years ago. (I know…what happened to the 2000s ?)

After 6 years a room will look tired. If you do a bathroom or kitchen correctly it should last you 10 years  (not 20 years).

Front doors should be seen

I know you may think that making sure people can see your front door is obvious. But you would be surprised. I have visited many homes that the family and close friend always use the back or side door. Nobody has come through the front door in years. It is not until I mention it that the homeowner really see how it looks to other people. They don’t usually come in this way and so really didn’t pay attention.

Removing the over grown tress and trimming the bushes make a huge difference. A new door and paint completes the look.

Decorating Ideas for Each Room In Your Home

Are you just tired of the way your house looks right now? Is it looking the same way that it has for years and you just cannot stand it anymore? Are you thinking of selling your home and just finding another place? Of course, that is one viable option, but if you like your neighborhood and don’t necessarily want to take on such a huge decision right now, redecorating your home is the next best choice. You can make your home look new again. If you think that this is something to pursue, here are some decorating ideas of each room in your home.

The Living Room

If you have your sofa for more than 6 years, it may be time to get rid of it and choose a more contemporary looking one. Of course, that is as long as you can afford new furniture. If not, then you can cover the old sofa to make it look like new. However, make sure the sofa cover blends with the décor of the living room. You could also paint the walls of your living room to match the rest of furniture including the covered sofa. Other things you can do for decorating ideas are:

  • Clean the carpet
  • Add a runner if you have wood floors
  • Add wall accessories
  • Add a glass table in the center of the room
  • Add throw pillows to your sofa
  • Add new window treatments

Don’t be afraid to try brighter colors when painting your walls. It is so boring to continue to hold on to those white walls that are so easy to get dirty. The goal is to make the living room look entirely different, but elegant.

The Bedrooms

For decorating ideas in all the bedrooms, you could paint the walls and clean the carpeting, if you have any. You could add window treatments and of course, change your bed linens and rearrange all your furniture pieces. You could place a small bookcase or bedside table close to the window or bed. For your children’s room, let them get involved by allowing them to pick out the paint color. Your kids will think that you are one of the coolest parents.

The Bathrooms

The bathroom is one of the easiest places to decorate by changing the shower curtains, adding window coverings, rugs and toilet covers. You can add several accessories on the wall and give the bathroom walls a fresh coat of paint.

The Kitchen

The kitchen is the most difficult of all the rooms when it comes to decorating ideas. However, there are several ways that you can change its look. You can add some window dressings. . If you feel like doing more, you could paint the cupboards, change the cabinet handles or change the entire cabinet. You could also add a new faucet or sink as well as added some small potted plants at the kitchen window.

The wall in your home is the biggest surface in any room. It is like a huge canvas ready to be explored for wall decoration. Walls provide homeowners with a creative freedom to utilize the space as best as possible. You can make the walls low keyed, blending into the background or you can use colors and patterns to decorate it, designing it in such a way that it highlights your personality and stands out.

A Blank Canvas

Walls are not entirely blank canvases that you can do just anything with. They are the architectural infrastructure of your home for wall decoration. Therefore, you have to be careful what you do to your walls because they can influence and impact the entire home décor. The traditional style home will usually have few doors and windows. In this kind of space, walls are huge, giving you enough room to be as creative as you want with artwork and ornamental accessories like a vintage mirror or family pictures. The modern homes will generally have fewer walls, but more doorways and windows than the traditional style. This doesn’t mean that you can’t design any space, modern or traditional. If you have a modern home and choose to go contradictory to its architecture, then you should ensure that you select patterns, colors and textures to harmonize the space.

Sense of Harmony

Walls are important in the home because of its ability to form a sense of harmony all the way through the space. You can achieve this by using the same patterns and colors on the wall in each room for uniformity. If you have the courage, you can use different colors in each room or even different colors in the same room. You have to be cautious, however, to refrain from creating an setting that spells complete chaos. Everything must be brought together by a single element that is consistent throughout. For example, use one color on the baseboards and molding and a different color on the walls.

Materials you would use for wall decoration are:

  • Paint
  • Wallpaper
  • Tile
  • Fabrics
  • Wood

Synchronizing Your Walls

You also need to understand the relationship between your walls, the floors and your ceilings. The colors have to be symphonic-ally blended into each other. The darker colors should be on the floors and become lighter as they reach up to the ceiling. The room will be more grounded, creating an impression of a higher ceiling and additional space.
